Industrial Land Development

The three primary factors in Industrial Land Development are location, site analysis, and site planning.

Having completed a network optimization study to pinpoint the location, primary considerations start with locations that provide major highway/rail access, availability of sites and the availability of a trained local/regional labor pool.  Additional considerations include negotiating tax and utility incentives. Analysis of sites under consideration commences with the size and configuration of the available parcel. An Environmental Assessment is necessary to determine any potential remediation requirements. Master planning of the site will complete the entire process.  Siting the facility and coordinating vehicle and pedestrian circulation is important to the master planning phase.  In siting the facility, future facility expansion must be considered.

TranSystems has designed and planned thousands of acres of land development, as well as tens of millions of square feet of distribution centers for many clients across the country.  From a single facility client, to development of thousand acre parcels which incorporate rail intermodal yards and multiple large “big box” distribution centers, we have a full staff of architects, building engineers, railway design engineers, site/civil engineers and environmental engineers to fully master plan and design any industrial park development and the distribution centers associated with them.

Additionally, TranSystems has a full staff of supply chain specialists to optimize any clients’ network to determine prospective locations for development. Conversely, we’ve assisted developers by providing market assessments to determine optimal locations for industrial park development.
